Il Palazzo
Il Palazzo was originally the main olive mill in the village of Lisciano Niccone in the Tuscany/Umbria border region.
There are three charming apartments and a restaurant in the cantina of the main building and two further apartments in a converted barn.
The three-storey building can be approached from two directions. If coming from the drive, you will be brought to the ground floor, where you will find a small restaurant serving Tuscan cuisine prepared by the owner of Il Palazzo.
Approaching from the other side of the building, up a steep drive, will bring you to a courtyard with the owners house on the right. Apartments 1 and 2 are on the left with separate outdoor furniture and this is the top floor of Il Palazzo. The 10m pool is on this level in another part of the property.
Apartments Umbria and Perugia
Umbria apartment sleeps 4 (3+1), 45 sq m ground floor; Perugia apartment sleeps four (2+2), 45 sq m ground floor.
Both are suitable for max. four persons, and are located on the ground floor. They both have a dining/living room with a kitchen corner well equipped with fridge-freezer and gas oven. In the dining/living room there is a sofa bed for two persons, TV and DVD. They each have one bedroom with a double bed and a single bed; a bathroom with shower, bidet, washbasin and wc. Both apartments have a terrace with outdoor furniture (table with chairs and parasol)
Apartment Assisi
Sleeps 7 (4 +3), 93 sq m ground floor.
Suitable for max 6 persons, this apartment is located on the ground floor. It has a large dining/living room with fireplace, sofa, a wood table for 8 persons, TV and DVD. Well equipped kitchen with fridge-freezer, washing machine and gas oven. Bedroom 1 has a double bed and a bunk bed; Bedroom 2 has a double bed and a single bed. Bathroom 1 has a bathtub, shower, bidet, washbasin and wc; Bathroom 2 has wc, shower and bathtub. The apartment also has a private balcony with outdoor furniture (a table with chairs and a parasol)
Apartment Trasimeno
Sleeps 4 (3 +1), 45 sqm first floor
This apartment is located on the first floor and is suitable for max. 4 persons. It has a large dining/living room with divan bed for 2 persons, satellite TV and DVD. Well-equipped kitchen with fridge-freezer and gas oven. One bedroom has a double bed and a single bed, while the bathroom has a shower, bidet and wc. The apartment boasts a large, private terrace with outdoor furniture and wonderful views.
Apartment Cortona
Sleeps 7 (3 +2 +2), 120 sqm ground floor.
This apartment is located on the ground floor and is suitable for max. 7 persons. The apartment has a large dining/living room with satellite TV and DVD. Well equipped kitchen with fridge-freezer, gas oven, washing machine and dishwasher. Bedroom 1 has a double bed and a single bed; Bedroom 2 is en-suite with a double bed, and Bedroom 3 has a bunk bed. There is a terrace with outdoor furniture.
Il Palazzo is on the edge of the village and it is also a short walk to the other village, Mercatale di Cortona. There are other restaurants in both villages.
There are cafes, supermarkets, banks, post offices etc. despite the fact that the villages themselves are very small.
It is a quiet area. In fifteen minutes you can be at Lake Trasimeno and on your way to Siena, Montepulciano, Florence etc. In the other direction lies Assisi, Gubbio and Perugia.
All around are wonderful old hill towns dating back to thirteenth and fourteenth century (that's the newer ones) set in exceptional verdant scenery.
The main line station at Terontola-Cortona is twenty minutes with direct trains to Florence, Arezzo, Orvieto, Rome. Italian trains are generally reliable, comfortable and inexpensive.
Fastest trains: Florence 65 minutes, Rome 95 minutes.
